This is a Planning requirement for certain applications including:-
All new dwellings.
All non-domestic applications.
All Listed Buildings
All domestic applications that lie within Conservation Areas.
All domestic applications that lie within a National Park.
All domestic applications that lie within an Area of Outstanding Natural Beauty.
The purpose of the Design and Access Statement is to explain and justify the principles and concepts on which the development proposal is based and explain how these will be reflected in the individual aspects of the scheme including the relationship to neighbouring properties and the wider area.
There are many other supplementary statements that may also be required including Tree Surveys, Sustainability Statement and Foul Sewerage Assessment being the most common.
